For the avoidance of any doubt there is no current vehicular or pedestrian access to the site, which adjoins the footway forming part of Huddersfield Road, owned by the Council of the Borough of Kirklees. There is no third party owned land between the site and Huddersfield Road and no additional rights are required to access the Property from Huddersfield Road. Please note that the boundary between the Property and Huddersfield Road is currently marked by a low stone wall topped by a metal fence which the Seller believes forms part of the subject site. A gate or other opening would need to be created in this wall/fence in order to allow for easy pedestrian access direct from Huddersfield Road to the Property, but the Seller does not believe that such work would require the consent of any third party
